Reasons of Preference of Small Scale Dwelling Units in Gated Communities: Case Study of Mavisehir-Izmir

Abstract

Mimarlığın ve iç mimarlığın en çok deneyimlenen konusu konut, yıllar boyunca insanoğlunun istek, ihtiyaç, gereksinim ve yaşam koşullarına bağlı olarak değişmiş ve gelişmiştir. Bu bağlamda konutun; toplumsal, ekonomik, politik, kültürel gelişmelerden doğrudan etkilenerek günümüzde farklılaştığı ve bu nedenlerle tüketim kültürünün bir aracı haline geldiği söylenebilir. Kentlerde her geçen gün artan yaşam hızı toplumun felsefesini de etkilemekte, halk birçok konuda olduğu gibi; mobilya, konut ve hatta kentleri de tüketmektedir. Bu dinamikler 1990 sonrası Türkiye'sinde çalışan kazanan ve harcayan yeni kentli seçkinlerin ortaya çıkmasına neden olmuş bu gruba dahil bireylerin 'kaliteli ve özgün yaşam' arayışları kendilerini, kentlerin gelişmekte olan çeperlerinde, kapalı konut yerleşkeleri şeklinde ortaya koymuştur. Bu çalışma, tüketim kültürünün kent üzerinde yarattığı dönüşümleri ve konut mimarisi üzerindeki etkilerini kapalı konut yerleşkeleri bağlamında, ancak bu sitelerin tek yada iki kişinin yaşamasına elverecek 1+1 küçük konut tipleri kapsamında incelemektedir. İzmir, Karşıyaka özelinde dört farklı kapalı konut yerleşkesi 1+1 küçük ölçekli konutlarının fonksiyonel ve genel fiziksel özellikleri kullanıcı memnuniyeti anketi ile ışık, renk, ölü alan kullanımı, mobilya gibi tasarım elemanları ışığı altında incelenmiştir.

Housing is the most repeated theme of architecture and interior architecture. This theme has changed and developed over the years according to customer demands, needs, life style and living conditions. The migration from rural to urban, increased the population in city centers. In recent years, the case of Turkey, especially big cities like İzmir, İstanbul and Ankara new housing term; gated communities, this occurred because of the migration mentioned above. Such housing types, appeal in to middle and high income level people. Moreover, recently this housing type; come into prominence with the facilities, services and different size/square meters of apartments. In small scale dwelling units, 1+1 apartments are very significant in these kind of settlements. This study mainly covers the idea of gated communities development process and design principles of 1+1 small scale dwelling units in these communities. In this study survey applied in four gated community located in İzmir, Mavişehir district. The survey was examined in the light; functionality and general physical properties.
